A New Vision for a Familiar Corner in West Chester

The former Burger King at the corner of High and Price Streets has sat vacant for years — but that could be changing soon. A new proposal has been submitted to redevelop the property, and it’s already stirring up conversation around town.

What's Being Proposed?

The updated plans call for a 139-unit apartment building with:

  • 139 parking spaces, plus 36 additional spots labeled as “bonus” parking

  • Two interior courtyards for residents (about 7,600 square feet combined)

  • A public plaza at the corner of Price and High, measuring just under 3,000 square feet

What’s Different from the Last Proposal?

If this sounds familiar, it’s because a previous version of the project was approved in 2023 — but later faced legal challenges. The new version aims to address some of the original concerns:

  • The top floors are now set back by 50 feet to make the building feel less imposing from the street

  • The public plaza has been redesigned to include more greenery and flexible seating

  • There’s still only one residential entrance, located at High & Dean Streets

At a recent Planning Commission meeting, residents and board members voiced a few lingering concerns:

  • Is the parking situation truly sufficient, especially downtown?
